Hayes Letting Department, is instructed to let out a property by a landlord, the staff advertise it and proactively contact the database of applicants. Take payment, run appropriate Landlord, Employment and Credit Checks, draw up an ARLA Tenancy and then the landlord takes over.
The Hayes Introduction Only Service plus the full management of the property once the tenants have committed to renting the property. Hayes Full Managed Service is available for any property to let in Herefordshire, Worcestershire, Gloucestershire, Monmouthshire and Shropshire and includes:
A full inventory of the property (including condition of the garden, cleanliness of the building, highlighting any stains, existing wear and tear before the tenant moves in).
Transferring all the utilities over into the new tenant's name.
Ensuring that the tenant has appropriate contents insurance on the rental property.
Advising the landlord to have appropriate landlords insurance on the rental property.
Check-in and Check-out of the property, referring to the full inventory. (Critical to minimise disputes at the end of the tenancy).
Scheduled quarterly inspections of the rental property.
Including a rent-guarantee for the lifetime of the tenancy on rental property. This means that in the event that the tenant defaults on the rental payments, the landlord will receive the full rent on the day it is due paid by the insurance policy. (One month's excess).
