Vern Hall is situated in a beautiful rural location at the end of a 'no through lane'. It has views over the Lugg Valley to Dinmore and is one of several houses which were formerly part of the grounds of a substantial country estate. The property is within easy access to the market town of Leominster which is approximately 6 miles and the Cathedral City of Hereford is approximately 7 miles. The local villages of Marden and Bodenham both have general stores and village schools.

Vern Hall was originally a traditional brick and stone barn. It was sympathetically converted about 20 years ago to provide an attractive house with many character features. The property has been recently updated and beautifully presented with extensive hardwood joinery and wooden flooring to most of the main rooms and oak braced doors. All the fitted bookshelves, cupboards and doors have been hand crafted by a local cabinet maker in solid oak. A large reception hall has exposed beams, feature stone window seat, built in cupboard for coats and a cloakroom. The large sitting room has French windows at either end of the room, one leading to a paved terrace and the others to a lovely wooden conservatory complete with a mature grape vine. The room features an open fireplace set in a brick chimney breast and fitted oak book shelves with cupboards beneath. The study has double aspect windows where distant views can be enjoyed and there is a range of fitted cupboards and shelves along one of the walls. The dining room has exposed timbers and garden outlook with half timbered walk through into the sitting room. The kitchen is south facing and has polished granite work surfaces and ceramic tiled floor and splash backs. There is a range of cream and hardwood fitted units with ceramic sink, Neff appliances and spaces for a dishwasher and a washing machine, useful larder and a door out to the garden. Upstairs is a light and spacious landing with exposed ceiling and wall timbers. The master bedroom has a walk in wardrobe and an en-suite shower with fitted floor units with two basins, tiled work surfaces and a tiled shower unit with a drencher head. There are three further bedrooms, two of which have fitted wardrobes. The family bathroom is a lovely spacious room with a built in airing cupboard, wood floor and period fittings including a free standing ball and claw bath.

Vern Hall is approached through a field gate and onto the gravel drive and circular parking area with ample room for several vehicles. The gardens give privacy by high evergreen hedges and are bounded to the west in part by traditional stone walling. Mainly laid to lawn and with borders, shrubs and specimen trees, the gardens provide an attractive setting in which to enjoy the rural surroundings. On the north side of the house there is a paved terrace, ideal for outside dining, complemented by rose and shrub borders. There is a stone a timber built three bay carport with a lockable room fitted with a sink unit and could be used as a utility or workshop.
