Located in the hamlet of Westhope, the property sits in an idyllic rural location which is not too isolated and is just a short drive to Canon Pyon with shop, post office, pub and primary school. The Cathedral City of Hereford, 8 miles, offers an extensive choice of primary and secondary schooling, a wide range of retail and leisure facilities, theatre, sports grounds and excellent rail links to London Paddington and Birmingham New Street. The historic market town of Ludlow, 20 miles, with fascinating architecture dating back to the Norman age is famous for its castle, award winning restaurants and festivals. Motorway access to both the M5 and M50 is under an hour away.
St Johns House is a charming and spacious extended detached family home which has been comprehensibly refurbished and updated. The property retains a period feel with some original features including exposed timbers, stone walling and a mixture of old ledge and brace doors and newly fitted oak ones. The porch with quarry tiled flooring has a built in storage cupboard and space for coats. The large and welcoming dining hall, with original beams and distant rural views, creates a lovely room for entertaining and formal dining. In the light and spacious sitting room is wood flooring, a bay window looking across to the Black Mountains, an open fire with wood lintel and doors leading out to the garden. The family room is a fabulous feature of this property and has character with beams, partially exposed stone wall, high vaulted ceilings and galleried landing. Doors lead out to an enclosed patio area. The kitchen/breakfast room has exposed beams, tiled flooring and a range of wooden floor and wall units with ceramic Belfast sink, integrated fridge, dish washer, oven and hob and space for a fridge/freezer. From the breakfast area are doors opening onto the garden. A utility room has wall cupboards and work surfaces with space under for a washing machine and tumble dryer and door leading to the downstairs cloakroom. From the family room, an oak staircase leads up to the galleried landing. All the bedrooms enjoy lovely views and most have exposed timbers. One of the bedrooms has doors out to a gravelled terraced area and could be used as a study. The family bathroom, with tiled floor and walls, has a white suite with separate shower and airing cupboard providing storage. The tiled, stylish and contemporary shower room is fitted with a walk in Matki shower with deluge head and the white ceramic basin sits on an oak cabinet.
The property is approached up a gravel drive to the ample parking area with attractive mixed borders. A low stone wall with bedding is found to the front of the house and stone steps lead up to the porch. The terraced front gardens have areas of level lawn with established shrubs providing year round interest. An ornamental pond offers a good habitat for wildlife and there is a dedicated area with raised beds ideal for growing vegetables. The views are stunning and around the house are paved and gravel areas for sitting out and enjoying this delightful rural spot. To the rear of the property are steps at both ends of the property leading up to the gates which open into the fenced orchard with a variety of fruit trees. This would be an ideal area for hens to free range. Sheds provide good outside storage and there is also a small lean to greenhouse. A brick built single garage also has useful storage space above.
