Burley Farm is situated amongst beautiful countryside just outside the market town of Bromyard. It is ideally situated for exploring the wealth that both Herefordshire and Worcestershire has to offer. Bromyard offers a range of independent shops, supermarket, primary and secondary schools, leisure facilities and a theatre. The renowned St Richards Preparatory School, which is situated amongst 35 acres of Herefordshire countryside, is just over 4 ½ miles drive from the property. Excellent railway links to Birmingham New Street and London Paddington can be made via Ledbury, some 14 miles distance. The cathedral cities of both Worcester and Hereford are approximately 13 miles and 15 ½ miles distant respectively, allowing very easy commuting access, whilst access to the motorway network, via junction 7 of the M5, is approximately 16 ½ miles distance.

The property is believed to date back to the early 1700s and has been extended over the years to provide very versatile family accommodation. It has a wonderful feel to it and exposed beams and stone walling are dotted here and there, in keeping with the property's character, warmth and charm. The kitchen has an array of fitted units and has a black Rangemaster double oven with a five ring gas hob and hot plate (available via separate negotiation). There is space for a fridge freezer and dishwasher and there is also a small pantry style cupboard with fitted shelving. To the side of the kitchen lies the utility room which has a sink, space for a washing machine and a dishwasher. There is also a cloakroom. The main open plan living and dining room is a fantastic space and has an eclectic mix of exposed beams and original stone walling. A wood burning stove (available via separate negotiation) lies nestled into the stone recessed fireplace and is ideal for those cosy nights in by the fire. The dining room can easily seat eight guests and has French doors that lead out to the front garden. A door leads off from the living room to a study area which in turn accesses the conservatory. The conservatory would be a lovely area from which to relax with a glass of wine and enjoy the views of the pretty gardens. The property also benefits from an additional sitting room. The sitting room has French doors which lead out to the garden and a spiral staircase lies to one corner of the room which can lead you to the fifth bedroom upstairs and the third bathroom. Although these rooms can be accessed from the main part of the house, the layout is such that would make it extremely easy to separate from the main house, creating annex accommodation for those with extended families or perhaps separate living space for a teenager. Alternatively, this part of the house could be used to create additional rental income as a "separate" unit as there is a second smaller kitchen (adjacent to the main kitchen). An oak staircase rises from the dining room to the first floor where there are five bedrooms. From each of the bedrooms, your eye is automatically drawn to the gardens and the beautiful countryside views. There are three bathrooms to the first floor. Two have a bath with shower over and the third bathroom has a large walk-in shower.

The family garden gently wraps around three sides of the property and is safely bounded by a mixture of stone walling and post and rail fencing. The front garden has the original cider press featured in a circular patio area. Gently curved raised flower beds contain a multitude of planting including peonies, French lavender and aquilegia, to name but a few. A fish pond lies tucked away in the corner and houses many goldfish, ideal for those with an interest in the aquatics. The garden to the rear of the property is mainly laid to lawn and to the side lies a fruit garden which currently houses strawberries and raspberries. Trees are dotted here and there including a Damson, Japanese Maple and Silver Birch. A patio area lies adjacent to the sitting room and makes an ideal entertaining space. Within the main grounds there is a detached workshop which has three rooms. Subject to the relevant permissions, there is scope to create a separate office or additional accommodation if required. The barns can naturally be used to house livestock, farm equipment and machinery. Within the grounds of Burley Farm there are two holiday caravans which have two bedrooms each. The caravans have picket fencing enclosing them and create additional income to the farm. They are accessed via a spur off the main driveway and do not encroach on the privacy of the main house. To the side of this driveway also lies another fish pond which has a delicate waterfall cascade which is decorated by a beautiful rockery style flowerbed to the rear. Burley Farm also comes with approximately 40 acres of pasture / agricultural land which is split amongst 7 fields. The property as a whole could make an ideal equestrian facility. There is ample parking with the property both in the barns and to the driveways.

From the offices of Hayes, head to the Top Cross in town and turn left onto the High Street. Proceed through the town and by the railway station in Ledbury, follow the signs to Bosbury on the B4214. After approximately 3 ½ miles, veer left and continue on the B4214 heading towards Bromyard. Go straight over the staggered cross roads, still heading towards Bromyard, passing through Bishops Frome. At the end of this road, turn right onto the A465 and follow this for approximately one mile to another large junction. Turn right onto the A44, heading towards Worcester and after approximately 1.4 miles, you will see a turning on your right hand side with a small sign stating "Burley". Take this right turning and continue over the bridge, taking the first turning on your left hand side "Burley - no through road". Burley Farm will then be found on your left hand side. Viewing
