Pitch Cottage is situated on the edge of the attractive village of Dilwyn. The beautiful border countryside is well worth exploring as is the Black and White Village Trail including the picturesque villages of Pembridge, Weobley and Eardisland. Weobley, 4 miles, offers a range of independent shops including a good supermarket, an organic greengrocers, hardware store, bookshop, newsagent, butcher, hairdressers, new sports hall and public houses. There is also primary and secondary schooling, churches and a library. Just 5 miles distant is the market town of Leominster where there is a good range of shopping, recreational and educational facilities. The Cathedral city of Hereford, 12 miles, is within easy commuting distance and has extensive services including theatre, independent school, leisure centres, hospital, retail centre and excellent rail links to London Paddington and Birmingham New Street. Access to the motorway network is via junction 4 of the M50 near Ross-on-Wye, 27 miles distance.

Pitch Cottage is a charming detached Black & White half timbered cottage with origins dating back to the 17th century. Updated and extended over the years, the cottage retains many original features and has a wonderful period feel with exposed wall timbers, beams and recently re-thatched roof. An attractive porch leads to the front door which opens into the delightful sitting room with exposed timbers and stone fireplace with a stove effect electric fire (woodburner available). Double aspect windows look out to the gardens and a ledge and brace door opens onto the wide staircase. The attractive dining room has exposed timbers, built in storage cupboard and a lovely old wood door leading to the cellar. In the kitchen is a range of cream fitted floor and wall units with solid oak wooden worktops, ceramic sink, double oven range cooker and spaces for a fridge and washing machine. A door leads out to the garden and is currently used as the main entrance to the property. A ledge and brace door opens into the family bathroom with tiled floor and white suite including a free standing ball and claw double ended bath with a quality drencher rain shower over. A door leads to the separate toilet. Upstairs, off the landing, are the separate loo and two double bedrooms both with vaulted ceilings and exposed timbers. One of the rooms has a curtain fronted built in hanging space and rural views whilst the other looks out to the gardens with a door into the toilet.

The cottage is approached off the lane and onto the fenced gravel drive with ample parking for several vehicles. A gate takes you into the delightful gardens of almost 0.4 Acre which are mainly laid to lawn with added year round interest provided by established shrubs, soft fruit and specimen trees including a variety of fruit trees such as cherry, pear, apple, walnut and plum. A patio close to the kitchen makes an ideal spot for outside dining. The original entrance is from a pedestrian gate off a side lane with a path and partial box hedging up to the pretty thatched porch with a well and old pump adjacent. To the rear of the garden is a fenced off area with poultry housing and a picket fence gives access to double wooden kennels with runs and a pond. There are two garden sheds and an attractive brick outbuilding (old pig sty) which is currently used as a childrens play house.
