Plot size: 58.83 acres
A very handsome listed farmhouse with 58 acres of paddock and woodland situated in an exceptional rural setting. Accommodation comprises: dining hall, drawing room, sitting room, kitchen / breakfast room, utility room, cloakroom and wine store. To the first floor: five bedrooms and 3 bath / shower rooms. Outside: adjoining barn, outbuildings, delightful gardens, woodland and amenity land in all 58 acres.

Woodside Farm is situated within the picturesque village of Hasfield which lies west of the River Severn. Hasfield is ideally situated to provide quick and easy access to Cheltenham, Gloucester, Tewkesbury and Ledbury, all of which are within about 15 minutes drive with Cheltenham in particular providing excellent shopping and leisure facilities. Junction 9 of the M5 is about 8 miles and junction 2 of the M50 about 7 miles and there are direct rail services from Cheltenham Spa to Birmingham New Street (about 45 minutes) and London Paddington (about 2 hours). Woodside Farm itself is approached over a gravelled drive down the side of The Gate House, a small stone barn, terminating in a large sweep to the front of the house. The house lies in a slight hollow but in an elevated position completely protected by its land, which gently rises up on all sides. On the south side of the lane are six pasture paddocks interspersed with woodland with a mixture of primarily indigenous broadleaf trees with lime avenues and woodland walks leading to splendid views over the Severn Valley to Tewkesbury Abbey and Bredon Hill. On the opposite side of the lane is a further block of about 12 acres of both paddocks and further woodland from which there are wonderful views towards May Hill and the Malvern Hills.

The property is a handsome, brick built farmhouse dating from the 18th Century, with later additions. The house is thought to have been extensively rebuilt in 1799. The reception rooms in particular have considerable character and the accommodation throughout, which is on three floors, is both comfortable, well maintained and easily managed. Attached to the side of the house is an impressive traditional barn offering possible potential for development into ancillary accommodation. The boot room store, wine store and workshop attached to the house is south facing with windows taking full advantage of the views across the lovely gardens, together with the roof terrace on the First Floor onto which two of the bedrooms have direct access. To the west of the house beyond the barn attached to the house is a range of buildings including a small traditional barn, originally the old stables, a more modern small stable yard with two loose boxes, hay store and feed room, a four bay open fronted barn, a workshop and a modern four bay general purpose agricultural building.

The gardens and grounds are a particular feature of the property. They have been imaginatively developed by the present owners over the past thirty years, including the planting of over 5,000 trees. The gardens which are occasionally open to the public for various charitable fund raising events are a delightful mixture of ponds, raised borders and lawns, bounded by a ha-ha with fields beyond. To one side is a potential orangery with a small, well protected but extremely productive walled kitchen garden on the east side of the house and a magnificent wisteria across the back of the house.

Mains water and electricity. Private drainage. Oil central heating.
