Tan House is situated in the rural tranquillity of the hamlet of Much Cowarne. The fine cathedral cities of Hereford (8 miles) and Worcester (17 miles) are not far distant, the picturesque market town of Ledbury (10 miles) and the renowned spa town of Great Malvern (12 miles) together offer great facilities for shopping, leisure, recreation and excellent education. There is good access to the motorway network via Junction 2 of the M50 near Ledbury, or onto the M5 at Worcester. There are good rail links at Worcester and Hereford and the station at Ledbury.
Tan House is a Grade II listed property exhibiting the charm of a Queen Anne red brick construction of the main residence, with the present house being an 18th Century addition to the older property behind. Approached down the flagstone path from the wrought iron front gate, the oak front door opens into a character dining hall with large imposing stone fireplace, wonderful for a banquet in front of a blazing fire of yule logs. Through a door to the left is the sitting room, light and airy with the sunshine pouring in through the south facing window. The oil fired cast iron stove in the fireplace gives a really cosy feel on winter evenings and augments the warmth of the oil fired central heating which extends throughout the house. Original oak floor boarding and exposed timbers in the walls are features of this room. From the dining hall there is a step down into the older part of the house and into the welcoming farmhouse kitchen with exposed beams and ceiling timbers and traditional quarry tile flooring. There is an oil fired rayburn in the fireplace and still the original cast iron door of the bread oven to one side. The kitchen is well fitted with modern units and cupboards and has a utility area divided off by an open partition of exposed timbers. There is plenty of space for a large table for family meals. An external door leads out to a narrow paved courtyard with the original hand pump for water. The staircase rises from the central hallway to a gallery landing. The wooden banisters are thought to be contemporary with construction of the house in the 1700s. On the first floor there are three good sized bedrooms to the main part of the house, together with the family bathroom, then down one step from the landing there are two further bedrooms both with exposed beams and sloping ceilings, one with an ensuite bathroom. From the landing an enclosed staircase leads up to the interconnecting attics. These are spacious and used for storage at present but have the potential to convert into accommodation of great character. Tan House also has cellars of special character, with arched ceilings of whitewashed brick and with iron barred windows. These are light and airy and well suited to present use as workshops, with access from the garden.
Tan House is approached from the lane through the lovely Victorian wrought iron gate flanked by a fine specimen Cypress and mature flowering Cherry tree framing the views down the flagstone path to the Queen Anne facade. The gardens are sheltered and south facing, mainly lawned, with trees and shrubs planted around the sides and a central herbaceous border with feature yellow flowered tree peony. Rose beds under the windows waft scent into the sitting room on balmy summer evenings. Vehicular access to Tan House is into the large gravelled courtyard, shared with the adjoining property, which is very convenient for access to the kitchen door. There is a garage located in converted old farm buildings beside the parking area.
