Grove Farm is situated on a peaceful country lane on the outskirts of the village of Knightwick, and is ideally situated for exploring the wealth that Herefordshire and Worcestershire have to offer. The historic and thriving market towns of Bromyard and Malvern are approximately 7 and 8 miles away respectively, both offering a wonderful range of independent shops, schooling, churches, community hospitals, and leisure facilities. The market towns of both Ledbury (16 miles) also offer an abundance of facilities, with the cathedral cities of both Hereford (21 miles) and Worcester (11 miles) being within easy commuting distance. Excellent rail links to Birmingham New Street and to London Paddington will be found via Worcester whilst access to the motorway network, via junction 7 of the M5, is approximately 13 miles distance.

The current Grove Farmhouse is a relatively new addition, as it was built in 1969. The glazed entrance porch leads straight through into the kitchen with fitted base and wall units, and has the advantage of a walk in pantry. To the right, the accommodation begins with a breakfast room linking to the kitchen through an open archway, and to the left through the utility and boiler rooms to the back stairs beyond. The living room is a lovely corner room that benefits from great dual aspect windows and sloping ceiling detail. The fireplace is currently capped, however, with the insertion of a second flue would make for a lovely open fire in this large and light room. The dining room also has a wall of windows flooding the large space with natural daylight, and a large wood burner to warm you. The downstairs cloakroom offers a WC, basin and room enough for your guest's belongings. A substantial bedroom with an equally large en-suite bathroom completes the ground floor. The first floor is accessed from open-plan style stairs rising directly from the dining room, and you arrive onto a fabulous galleried landing surrounding two sides of the dining room below. The first floor has two considerable double bedrooms, one with en-suite bathroom. There is a further single bedroom and family bathroom with separate shower cubicle, and fantastic walk in storage closet, this area can be reached from the second flight of stairs leading up from the Utility below.

Grove Farm benefits from having all of its sixty acres surrounding the accommodation and outbuildings. You are offered extensive stabling (twelve in total), livestock cover, and work space creating a natural courtyard that is surrounded by pasture land, your very own cider orchard, and woodland, making it ideal for those with an equestrian interest or for those with livestock. Grove Farm also has the original farmhouse as additional accommodation, although in need of extensive repair to the ground floor the potential is immense. Currently there is a self contained apartment to the first floor that comprises a modern fitted dining kitchen, bathroom with shower, living room and four further rooms that maybe used as versatile living space, the last of which has been untouched and has the fantastic original timber frame on display.

From the offices of Hayes, proceed to the Top Cross in the town centre, turn left on to the High Street and proceed through Ledbury, following signs for Bromyard (the B4214). After a short distance turn right onto B4220 signposted to Worcester. Pass through the village of Bosbury. From Cradley, turn right and then first left immediately, follow that road until you come to small staggered crossroads (after 2 - 3 miles), turn left and then immediately right. Continuing along past 'Holloways', go straight on through another crossroads, approximately another mile past there you will see Station House on the right hand side, a bungalow past there on right hand side. The gateway to Grove Farm is opposite this bungalow with a tree either side of the five bar gate and a long drive. Viewing
