Dean End is situated along a private driveway with panoramic views towards beautiful open countryside. This location offers an ideal combination of village life with the market town of Ross-on-Wye approximately 5 ½ miles distant. The village of Lea offers a local shop and post office, a public house and a primary school is just over a mile away from the property. Ross on Wye offers an abundance of facilities including primary and secondary schooling, cottage hospital, church, supermarkets and leisure facilities. Excellent rail links to London Paddington and Birmingham New Street are via Hereford or Ledbury, which are 18 and 13 miles distant respectively. There is also easy access to the motorway network via junction 3 of the M50, approximately 3 ½ miles away. The cathedral cities of Hereford and Gloucester are within easy commuting distance and are 18 miles and 11 miles distance approximately, with Cheltenham is 18 miles distant.

Dean End is a beautiful family home of impressive proportions. The property has retained many of its features including sash windows, original shutters, deep skirting boards, coving and picture rails. The open plan family living area situated at the rear of the house is a fantastic space. The kitchen has mottled cream ceramic flooring which has a mosaic border. There are an array of kitchen units painted in warm cream which are complemented by a cream tiled work surface. There is an Aga, integral dishwasher, a Smeg electric oven and a Baumatic induction hob. To one side of the kitchen lies the conservatory with decorative beading to the glasswork creating an arch-like effect. An abundance of natural light pours through the windows and there is ample space for a table and chairs and sofas. From here, doors lead out to a covered veranda and to one wall, there lies a little wood burning stove. To the other side of the kitchen lies the dining room which has decorative coving and two sets of doors leading out to the garden and in turn, the second veranda. The drawing room has a high ceiling and a decorative wooden fire surround with a garland design housing the wood burning stove (which may be available via separate negotiation). The sitting room has an open fireplace and from here, an oak staircase gently curves up and round to the first floor. The study is a wonderful space to work from, having a window to the front from which the far reaching views can be seen. The study is fitted with office furniture and book shelves and also has a fire place. The first floor has four double bedrooms. The master has French doors that lead out to a balcony area with curved wrought iron balustrading. The en-suite has a corner bath with shower over and a separate walk-in shower. There is also a walk-in storage cupboard with rails and shelving. One of the bedrooms has a decorative garlanded floral fire surround with cast iron inset. The fourth bedroom has fitted wardrobes and chest of drawers. The family bathroom has a corner bath and completes the first floor.

Dean End has beautiful gardens to the front and rear. To the front lies a copper beech tree, beneath the shade of which there is a bench from which to enjoy the open views. The rear garden is mainly laid to lawn and contains many mature trees - Horse Chestnut, Acacia, Oak and apple trees, Canadian Acer, Mulberry, to name but a few. Three steps lead gently down to the rear of the garden and in turn to where the paddock is situated. The paddock is bounded by a mixture of mature heading and post and rail fencing is ideally placed for those wishing to keep an eye on their horses. There is also a separate entrance to the rear of the paddock via a small country track to assist with transporting horses with the minimum of fuss. If the equestrian land is not required, the garden could easily be extended, if desired, to incorporate this extra land. Available via separate negotiation is a manége. Additional adjoining land is also available for rent, if required. To the side of the property lies the summer house painted in light sage and cream colour. The summer house has light and power and would make an ideal artist's studio, hobby room or separate office. Tucked away to one corner of the property lies a large decking area which has a pergola covered with vines. This is a wonderful space from which to entertain family, friends and guests. Ample parking can be found to the front of the property.
