Shinscroft sits in an elevated position with commanding, 180-degree panoramic views across the Herefordshire countryside: south towards Ledbury and May Hill and east to the Malvern Hills. The cottage is approached along a farmland track, protected by cattle grids, and shared with one other property 100 yards away. The village of Bosbury, just over a mile away, has a well-regarded primary school, parish church, village hall, and public house serving meals. The bustling market town of Ledbury, five miles away, has an abundance of independent shops, prize-winning butcher, two supermarkets, banks, post office, primary and secondary schools, churches, community hospital, library, swimming pool, and lively arts scene, including a renowned annual Poetry Festival. Ledbury has excellent rail links to both London Paddington and Birmingham. Access to the motorway network is at Junctions 2 of the M50 and 7 of the M5. Great Malvern and the cathedral cities of Hereford, Gloucester and Worcester are all within easy reach.

Shinscroft is a delightful, traditional black and white cottage, built circa 1600, with a wealth of exposed beams and featuring an external chimney at each end. The unusually large windows downstairs, fitted in the 19th century, and the dormer windows, glazed to the apex, make the cottage light and airy, and maximise the impact of the glorious location. Behind the original cottage is an architect-designed extension, built with reclaimed bricks and roof tiles, that both complements and contrasts with the half-timbered part. The front door with glazed panels on either side opens into the spacious reception hall. The floor in the older part of the house is of high-quality Ruabon brick tiles in a variety of shades of terracotta. From the hallway, a bespoke solid elm staircase hugs the timber-framed wall and rises to the first floor. There is a useful under-stairs storage cupboard with a solid elm door. To the right is the snug with its original brick-arched fireplace and high wooden mantel, presently sealed but which could easily be re-opened for a fire or multi-fuel burner. On the opposite side of the hall is the dining room, a special feature of which is the inglenook fireplace of brick and stone with a large oak lintel and Jotul wood-burning stove with the remains of the cottages bread oven next to the fireplace. A door leads from the dining room into the airy garden-living room with its large, fully glazed bay with French windows that open onto a small courtyard area with a brick well. The ceiling close to the bay is to full height, with exposed joists and wall plate and a floor of solid beech. From the living room, the out shot quarry-tiled passageway runs along the back of the original cottage, with the black and white half-timbered external wall still exposed. At the end is a large freezer. A door in the passageway leads into the quarry-tiled kitchen where the cupboards have solid, oiled beech worktops and a double-bowl, stainless steel sink and drainer over. There is a larder refrigerator and a two-oven electric cooker with a four-ring ceramic hob. The large window looks out to the driveway and countryside beyond. Another door from the kitchen leads to the quarry-tiled outer passageway, with further full-height cupboards. Off the passageway is the shower room with WC, hand basin, mains shower in a glass cubicle, open shelving, central heating boiler and tiled floor. A door from the passageway opens into the glazed rear porch, with tiled floor and door to the pathway outside. At other the end of the outer passageway a contemporary solid birch, open-tread staircase rises to bedroom 3 and its landing with under-eaves storage area. This modern bedroom with solid oak floor is light, airy and spacious, to full gable height, and has two large Velux windows. Returning to the reception hall, the elm staircase rises to a large landing with apex-glazed dormer window. A door opens onto a deep linen cupboard. The bathroom is charming, with pine floor, heated towel rail/radiator, and wall-mounted convector heater with integral light and spotlight. Both the bedrooms in this part of the house are delightfully characterful: dormer windows make the most of the panoramic views and morning light, and ancient, curved purlins travel their length. Both bedrooms are to full gable height. The two staircases ensure that the older part of the house retains its character and integrity, and that bedroom 3 in the extension keeps its privacy.

Close to the entrance gateway, a small, old byre has been converted to include a utility room, store room, car-port and spacious home-office with power and light, and the front hung with honeysuckle and clematis. At the far end of the garden, sitting and eating areas have been created under a rustic roof where you can relax, enjoy the view and the garden as the seasons change, even in the rain! The distant lights of towns do not interfere with the pleasure of star-gazing. Beyond this area is a workshop/studio with picture windows to two sides, extensive bench space, with power and lighting, and plenty of storage space. It is an ideal place for art, craft, music or DIY and far enough away from any other house for noise not to be a problem. The gardens of Shinscroft have been lovingly tended over the years and have an air of peace and tranquillity. Paths lead you to different parts of the garden. There are lawned areas with beds and borders containing a wide variety of specimen trees, such as amalanchier, bay and acer; shrubs such as mahonia, ceonothus, viburnum, the purple smoke bush; a rose garden; a small stand of black bamboo, and a wide variety of perennial and annual flowers such as agapanthus, hellebores, snowdrops, daffodils, irises, geraniums, verbena, penstemons and sweet peas. The garden also contains many fruit trees: apple, plum, pear and medlar. Large plots with paved walkways contain a variety of vegetables, soft fruit bushes, a rhubarb patch and a small polytunnel, cold frame, propagator, compost bins and a shed for logs and garden tools.

From the offices of Hayes, turn left at the Top Cross and proceed through the town. Go straight on at the end of the town and under the railway bridge. Follow signs for Bromyard and Cradley on the B4214. Bear right after about four miles onto the B4220 to Bosbury and Cradley. Drive through the village of Bosbury and turn left into Brooke Lane at the far end of the village. Follow this lane for one mile. Turn left downhill then uphill (with a line of large trees in the field on your left). When the lane flattens out, go straight ahead over the dashed white line keeping alongside the hedge on your left so that you pass the large grey metal barn of the farm on your right. The narrower lane now drops gently, bears left, and then rises again. 100 yards after the barn, turn left at the top of the rise over the cattle grid to the left of a gate with 'Shinscroft' sign. The cottage is on the right in 300 hundred yards. Viewing
