Uphampton House is an elegant and substantial stone built farmhouse dating back to 1861. It was constructed to house the farm steward as part of Lord Batemans model farm concept; an innovative Victorian project using all the latest technology including its own railway system. The grand architectural style is augmented by fine stone detailing and the current vendors have undertaken a complete and sympathetic renovation and restoration programme resulting in a fabulous country home. A wealth of period and reinstated features includes decorative mouldings, panel doors, tiled and wood floors, and attractive fireplaces. Heavy arched doors open into the vestibule with original decorated floor tiles and double, half glazed doors into the reception hall with tiled floor, decorative arched niches and archway to a very attractive staircase leading to the first floor. A side hall provides a study space and secondary staircase. The fine drawing room is filled with light from the large sash and bay windows. The wood floor, decorative cornice, period radiators and attractive stone surround fireplace with ornate grate give this room a graceful feel. The sitting room is more intimate and benefits from decorative ceiling mouldings, a large sash window and carved stone fire surround with inset grate. The spacious dining room has deep cornicing, shuttered sash windows and French doors leading to the garden. The stone surround fireplace houses a wood burning stove. Doors from the rear lobby and side hall open into the light study with a wood fire surround and woodburner on a stone hearth. The rear lobby is partially laid with limestone flooring and leads into the large cloakroom and also out to the rear garden. The fabulous kitchen has a limestone floor, sash windows with shutters and painted exposed brick walls all adding charm to this lovely room. The bespoke fitted floor and wall units are predominantly cream in colour with some contrasting wood cupboards. Black granite worktops and a double white ceramic sink with separate butlers sink all add to the impressiveness of this beautiful design. An island unit provides additional storage and worktop space and houses the built in gas hob. There is an integrated oven, dishwasher and space for a fridge/freezer. At the heart of the kitchen is a black Aga with attractive wood canopy over. The breakfast area has room to seat at least eight people and there are fitted tall cupboards, two of which house the boilers. There is a separate utility room with a range of fitted cupboards, shelves and Belfast sink with space for washing machine and tumble dryer. A games room provides the ideal area for both children and adults to enjoy different pastimes. A large orangery with terracotta flooring, doors out to the garden and passageway to the parking area makes a stunning entertaining room and could be put to various uses depending on need. The sweeping staircase leads to a half landing with WC and split stairway which takes you to one of the double bedrooms with fitted wardrobes. A door opens into a bathroom with a white suite including a basin on a contemporary wooden stand with shelves and a shower over the bath. A door from the bathroom leads to a further bedroom with built in cupboards and door back onto the main landing. High ceilings and a period skylight infuse the landing with light and is further enhanced by the ornate cornicing. The light and spacious master bedroom has a rural outlook with double aspect sash windows and contemporary shutters. A door leads into the large dressing room fitted with drawers, shelving and hanging rails. There are two further bedrooms, one of which has ample, attractive fitted wardrobes, and the other an en-suite shower room. The large, contemporary family bathroom has a wood floor and wainscoting adding character to the room. The stylish white suite includes a freestanding double ended bath, basin set on a wood unit with storage and a tiled shower with large drencher head. There are stone steps from the ground floor leading into the cellar.
Uphampton House is set in a delightful, rural hamlet with an outlook onto the attractive surrounding countryside. It is approached from two entrances, both of which have ornamental gates. One leading to the carriage drive in front of the property and the other to the rear, which leads round to the large parking area to the back of the house. An attractive turning circle has a stone and box hedged central feature. The gardens surrounding the house are mainly laid to lawn with established shrubs and examples of mature specimen trees. A partly walled parterre garden at the rear is used productively for growing vegetables and a large paved area and summer house makes an ideal entertaining area. The hard tennis court is a fantastic feature of this property as is the fabulous indoor swimming pool with lounging area, sauna and shower. There is an adjoining stable and workshop, though the workshop could be reinstated as a further stable. The stucco garage block has room for three cars and there is a ground floor room to the side with fitted cupboards, cloakroom and stairs up to two rooms above the garage. The larger one would make an ideal studio but equally, with relevant permission, these rooms could form an annexe. There is paddock of 1.5 acres to the rear of the property with post and rail fencing and a wooden outbuilding, and a further paddock of 1 acres to the front of the property again fenced, and with a field shelter.
