Biddlestone is situated in the parish of Llangarron, nestled between the picturesque market towns of Ross-on-Wye and Monmouth, approximately 5 ½ miles and 8 miles distance respectively. The property is ideally situated for exploring the wealth that Herefordshire, the Wye Valley, the Forest of Dean and the Welsh Marches have to offer. Both Ross-on-Wye and Monmouth offer a wonderful range of shops, supermarkets and amenities, cottage hospitals, churches, libraries and excellent public and private schooling (including the renowned Haberdashers School in Monmouth). The historic cathedral city of Hereford (12 miles) lies within easy commuting distance where there is also an art college, retail outlets, leisure facilities, a football ground and the Courtyard Theatre. Excellent rail links to Birmingham New Street and London Paddington can be made via Hereford, while access to the motorway network is via junction J4 of the M50, approximately 7 miles distance from the property. Bristol, Cardiff and Birmingham International airports are a little over an hour's drive away.

Biddlestone is believed to date back to the 1700s and offers a wonderful opportunity for those wishing to develop the property to create their own stamp of individuality. The entrance hall has decorative Milton floor tiling. Exposed beams, in most rooms, add to the property's character, warmth and charm. The drawing room has a brick fireplace and pine flooring which runs through into the dining room adjacent. The main reception rooms have high ceilings and the large sash windows allow in an abundance of natural light. The study would make an ideal library and the adjoining snug, a lovely reading room. The kitchen / breakfast room has a green four oven Aga. The pantry has a slate slab and built-in larder cupboard. The original staircase, complete with decorative barley twist balustrade, rises from the main entrance hall to the first floor, where there is a split level landing. On this floor there are five bedrooms, family bathroom and separate WC. The master bedroom has a fireplace and original elm flooring (as do most of the bedrooms); the bedroom adjacent would make a wonderful dressing room and en-suite bathroom. To the second floor lies the sixth bedroom. This floor has the added benefit of a further attic room which could be made into a bathroom, thereby making it ideal for use as a guest suite or indeed teenager's den.

Biddlestone sits within gardens and paddock land which extends to approximately 17 acres, making it ideal for those with an equestrian interest. There are three ponds (which are frequented by wild duck and moor hens) and an abundance of mature trees, including lime, oak and yew and a fine poplar avenue. The extensive gardens, with lawns and shrubberies, have a variety of mature planting to ensure colour and interest all year round. A pathway, lined with box hedging and espaliered pear trees, leads you to the William and Mary (1699) summer house. The summer house is simply delightful and would make a wonderful place in which to entertain in the summer months. There is also a grass tennis court, a bowling green and a vegetable garden. To the front of the farmhouse there are two stone-built barns which have planning permission to be created into two holiday units. The original cider mill and press will be found here, a wonderful and nostalgic feature of times gone by. One barn will have three bedrooms, with open plan kitchen / dining / living room. The second barn will have one bedroom with open plan living area. To the rear of the barns lies a large agricultural steel-framed building which is divided into four sections and is ideal for many uses, including storing garden equipment, machinery and the like. Biddlestone also has a triple bay garage, with light and power, adjacent to the main house.

Council Tax Band: E, Herefordshire Council.
Mains water (metered); mains electricity (inc 3-phase); septic tank drainage.
Private water supply also available from a bore-hole.

Planning permission for barns - DCSE 2009/0348/F.
