A Charming Three Bedroom Detached Stone Cottage and Grounds in Rural Herefordshire Setting. Entrance Hall - Dining Room - Sun-Room - Shower-Room - Kitchen - Second Hall - Sitting Room - Utility - Three Bedrooms - Bathroom - Single Garage/Workshop - Gardens and Grounds of Approximately Four Acres.

The Plovers is situated close to the border between Herefordshire and Gloucestershire in a lovely rural setting, between Gorsley and Kilcot. The Plovers is in the heart of the countryside, yet just two and a half miles from Newent, six miles from Ross-on-Wye, 10 miles from Ledbury, 12 miles from Gloucester and 20 miles from Hereford. The nearest primary school is in Gorsley and there are further schools available in nearby towns. Excellent rail-links are available from Gloucester to Birmingham, New Street and London, Paddington. The motorway network is also within easy reach via Junction 3 of the M50 at Gorsley.

The Plovers is a charming, detached stone cottage, built in the late 1800s and extended in more recent times. The entrance hall, has a shower-room and WC off, and leads to the kitchen to one side and the dining room to the other. The kitchen has a tiled floor, good range of base and wall units, built-in Neff oven and separate hob, plumbing for a dishwasher, space for a tall fridge-freezer and there is a pantry in the corner of the room. The dining room is well-lit, with double doors and tall windows to the garden room. From the kitchen, a second, wide hallway, with stairs to the first floor, makes a wonderful study. The sitting room has under-floor heating and an electric fire currently in the open fire-place; this room enjoys views out to the upper garden. There is also a utility room which houses the boiler and provides space and plumbing for white goods, leading out to the upper garden and patio. To the first floor are three bedrooms the main bedroom has built-in wardrobes, a hand-basin and views over the upper garden; the second bedroom, also a double, is brightly-lit, and enjoys views over the main garden and field. The third bedroom is a good-sized single room with built-in wardrobes and views over the lane and a neighbouring field. The bathroom has cork-tiled floor, bath with shower over and the eponymous birds painted on the wall-tiles.

The property is approached via a wooden gate that leads into the gravelled parking area near the detached garage; a further gate leads from the parking area into the orchard which produces eating-, cooking- and cider-apples plus plums and pears. There is a three acre field beyond the garden, and the garden itself extends to around one acre. The garden has been beautifully landscaped over the years to provide many different areas and garden rooms. At the top of the former cottage garden, there are plum trees and a pear tree, with gooseberries and redcurrants growing nearby and ferns and wild flowers dotted by the hedge. Potatoes, broad beans, peas and shallots are thriving in the vegetable beds, separated from the pretty cottage garden by trellis. There is an area of circular patio leading to a circular lawn with small pond and the patio to the rear of the cottage where a fig-tree stands against the south-facing wall. To the side of the house is a patio with water-feature leading to the lawn, mature trees and ferns by the main pond, which is overlooked by the garden room and by the wooden summerhouse. A wooden archway, flanked by two low stone walls with gothic arches, separates the garden from the parking area adjacent to the house. There is a shed in the wood-store area and compost yard. The main area of garden is laid to lawn, with a wildflower bank, four shrubbery beds, with a stream marking the boundary at the bottom. Tucked away in the far left is a cool, shaded corner with ferns, hostas and moss-covered tree-trunks. The field is accessed via a small gate from the garden and from the lane.
