Access to the motorway network is convenient via the M50 of Ross and there are good rail connections from Hereford Station.
Pencoyd Manor is Grade II listed, dating back to the early 17th century. It is a splendid example of its period, stone built with mullioned leaded windows, standing in lovely gardens and grounds. Arriving down the avenue of stately chestnut, sycamore and lime trees you can approach the house through the walled garden or follow the gravel path around to the medieval front door. The fine entrance hall immediately impresses with the period character of exposed timers, old oak flooring, windows and staircase rising to the first floor. The drawing room is a wonderful and spacious room for entertaining, with direct access to the gardens for summer parties, and the wood burning stove in the imposing stone fireplace for genial winter gatherings. The room is light and airy with windows to three aspects including the large south facing window, stone mullioned with leaded panes. The dining room, opening off the hall on the other side, is full of character, with lovely oak panelling on the walls and the original stone fireplace filling one corner, this is the place to banquet in style. Next door the large kitchen is well appointed for modern living with fitted cupboards, granite worktops, twin Belfast sinks, Aga and tiled floor. Leading from the kitchen, past the pantry, through the utility there is an external door from which outdoor steps lead down into the sizeable cellars (26'0 x 17'10). There is a separate wine cellar (13'0 x 8'5) which is accessed from the hall and has low arched ceiling and maintains a constant temperature. Off the hall there is access to the sitting room, which has wonderful views over looking the gardens. The staircase rises from the hall to a spacious galleried landing off which is the master bedroom with en-suite dressing room and bathroom. A passage from the landing leads to the family bathroom and three further bedrooms, one of which features the original stone corner fireplace. An enclosing staircase rises from the passage to the attic space which is partly boarded for useful storage. There is potential to convert this space into additional accommodation with there being an existing window in the gable end. With central heating installed throughout the house and fitted carpets in most of the rooms the property is warm and comfortable for the present day whilst retaining all the character of its historic architecture.
Pencoyd Manor has beautiful gardens. A large lawn is flanked by well stocked herbaceous borders and enclosed by an old wall covered with climbers. Your eye is drawn to the charming stone built summerhouse with leaded windows which is a real sun trap, south facing and well sheltered. There is a magnificent specimen lime tree and other mature trees around the garden contribute to the shelter and frames the views. Beside the house there is flagstone paving with planting between and space for alfresco dining and enjoying the sights of the garden and the sounds of the birds. There is a single garage, currently used as a workshop, double garage (18'0 x 15'0), two loose boxes and outbuildings against the garden wall and nearby a large traditional stone barn (69'0 x 54'0). Loose boxes have been constructed on the ground floor. The barn has huge potential for many uses, including possible residential accommodation. The land extends to approximately 20 acres divided into fields, woodland and paddocks surrounding the house and gardens. There is also a secluded fishing lake within the grounds.
